Why do I need a full local authority search?
Personal search companies cannot provide the information required to complete a "Con 29" form in full (an integral part of a full local authority search).
Many proposals and schemes in the pipeline are not disclosed on the Local Land Charge register used by 'personal search companies' and members of the public carrying out their own search.
This information can only be obtained by asking the local authority the right questions which may be missed by personal search companies who currently use insurance indemnity to protect themselves against any such incidents where buyers may need to engage in the claim process through the discovery of missed information.

No, not since the Severn Trent agency agreement was terminated in March 2000. These should now be directed to:

Do you answer landfill enquiries?
Yes, we can tell you if the site is within 250 metres of a former or operational landfill site. A fee will be charged for this information.
The Pollution Control Division (01922 652235) is able to supply a map or location plan showing the boundary of the landfill site(s) in question and, in some cases, a synopsis of relevant details. A fee will be charged for this information.
Do I need a plan?
A plan is essential when submitting a search on land/commercial or industrial sites. For a numbered residential property it is not essential, but is advisable to ensure accuracy.
How long will it take for my search to be completed?
100% of both standard and non-standard full local authority searches are returned within 3 working days.
Do you accept questions that are not on the official search forms?
Yes, although a fee will be charged for these enquiries. See our list of additional questions you may wish to ask.
Can you tell me who owns this piece of land?
